Buyers today are more safisitcated then ever before. Spending a lot of time (you would be surprised) (months, and many spend years) on the internet looking at properties before they are ready to call a realtor. Buyers today have a good idea of market value.
The most common, and biggest mistake many sellers make is inflating the asking price of their home. The result is the property will be on the market for longer than expected, and buyers will passover the property for more fairly priced properties. Then the realtor will have to defend the asking price and the number of days on the market. From then on, the seller will NOT be negotiating from a place of strength.

I work closely with a stager (from my office) to come up with the best / most cost effective way to prepare your home for the market. Spending a few dollars on staging and fixing minor repairs can make a big difference on the sale price, and the days your property is on the market.
